Find your zoning: the official map for 20 Lower Mainland cities
Each of these twenty municipalities publishes its own zoning map. Fifteen of the twenty make you accept terms of use before the map opens. A map gives you a zone code; whether a suite of the size that zone allows fits behind your house is a second question, and it is the one the free check answers in nine of these cities.
Checked 2026-09-25 (nine cities) and 2026-10-01 (eleven more) · every map opened on its date
Free zoning check. Or skip the maps. In eight of the nine cities it covers — every one but Richmond — the free check reads an address’s zone from the City’s own data and tests whether a suite fits behind the house. In Richmond, which publishes no parcel-level feed, it answers from the city’s rules instead. It is not open in the other eleven cities on this page yet; for those, the City’s own map below is the place to look. Check an address →
Five of the maps open freely, and we used each end to
end by looking up a city hall or a commercial property; their
steps below are what was actually clicked. For the fifteen behind a terms screen, the terms were
read but not accepted, so those sections say what the City’s own page says its map shows, and give no
click-by-click steps.
Burnaby zoning map: BurnabyMap

Skip the PDF zoning map. The “Burnaby Zoning Map” PDF that search results still surface was made in January 2019 and labels lots with the 1965 bylaw’s districts — R9, R5, RM3, M2 and the rest. That bylaw was repealed on 1 July 2026. Its replacement has no R9, RM or M districts at all, and in it R2 is the Townhouse District and R3 to R5 are apartment districts — so a code read off the old map is not your lot’s zone today, and looking it up in the new bylaw gives you the wrong rules.burnaby.ca (PDF): Burnaby Zoning Map · verified 2026-09-25 · burnaby.ca (PDF): Zoning Bylaw Consolidated Without Schedules · verified 2026-09-25

Langley City zoning map: City of Langley Interactive Map
The City of Langley says its interactive map shows properties, utilities, streets, parks and air photos, and can find a property by address. The zoning map itself is Schedule A of Zoning Bylaw No. 3300, which the City publishes as a PDF.
The Township says GeoSource shows zoning, approximate lot dimensions, plan areas, development permit areas and site features such as watercourses, trees and road access — and that its zoning layer links to the bylaw section for the zone. Vancouver’s Digital Zoning Map, part of VanMap, shows the boundaries of the city’s zoning districts. The City calls it a consolidated convenience version of the Zoning District Plan, and warns that its data is a snapshot that may not be current when you look.
The free check is not open in these eleven yet, so each section below gives only what the City itself publishes: its map, whether the map asks you to accept terms, the zoning bylaw, and what the City calls a second home behind the house. Type an address from one of them into the free check and it says it is not open there yet, and offers to tell you when it is.
Maple Ridge zoning map: RidgeView
Maple Ridge describes RidgeView as its interactive mapping tool, with information about properties, utilities, schools and parks, and details such as zoning and land use designation.
Open RidgeView and click Search Address… at the top. Type the address, pick it from the list that appears as you type, and press Submit.
The map zooms to the lot and a Results tab opens with its property card. Each Zoning line gives a zone code and name, with the share of the lot in that zone.
The zone’s name is a link to Maple Ridge’s zoning bylaw, pointed at that zone’s section.
No address to hand? Click any lot on the map and the same card opens.
A search can come back without a zone. On 1 October 2026 the address of Maple Ridge City Hall returned a card that said “No information available” where the Zoning lines go, with a notice that no geometry was available. The map zooms to the lot and a Property Information panel opens. Scroll to Regulatory: Zoning gives the zone code and its name, and DPA lists the development permit areas the lot is in.

West Vancouver says WESTMap can be used to determine the zoning for any property, and to search for a property and run a detailed property report. It says its PDF maps are only updated occasionally.
A zone code is where the question starts. The bylaw sets what that zone allows behind a house: how large a
suite can be, how far it has to sit from the lot lines, how much of the lot buildings can cover. Whether a suite
of that size fits behind the house already standing depends on the lot itself — its width, its depth,
and what is built on it.
That is the part the free check does. It reads the zone, applies the bylaw’s numbers for it, and tests the
fit, and it reports what it could not establish as plainly as what it could.
Check an address free
One address, its zone, and whether a garden suite or laneway home fits behind the house — every rule
cited to its bylaw. It is open in Burnaby, Coquitlam, Delta, Langley City, Langley Township, New Westminster, Richmond, Surrey and Vancouver.
How do I find the zoning of my property in the Lower Mainland?
Start with your municipality’s own map: BurnabyMap in Burnaby, QtheMap in Coquitlam, DeltaMap in Delta, City of Langley Interactive Map in Langley City, GeoSource in Langley Township, CityViews in New Westminster, RIM in Richmond, COSMOS in Surrey, VanMap in Vancouver, RidgeView in Maple Ridge, GEOweb in the District of North Vancouver, WROMS in White Rock, WebMap in Abbotsford, Webmap in Chilliwack, WebMap in Mission, CityMAP in the City of North Vancouver, Meadows Mapview in Pitt Meadows, PoCoMap in Port Coquitlam, ViewPort in Port Moody and WESTMap in West Vancouver. On most of them you search the address and read the zone code off the lot, then look that code up in the city’s zoning bylaw; each city’s section above says what its own map shows. Or enter the address in the free check, which reads the zone and applies the bylaw in one step in Burnaby, Coquitlam, Delta, Langley City, Langley Township, New Westminster, Surrey and Vancouver — except in Richmond, where it answers from the city’s rules because no parcel-level feed is published.
Which city zoning maps make you accept terms before they open?
When each was last opened (2026-09-25 for the nine cities the free check covers, 2026-10-01 for the rest), BurnabyMap (Burnaby), DeltaMap (Delta), City of Langley Interactive Map (Langley City), GeoSource (Langley Township), CityViews (New Westminster), RIM (Richmond), VanMap (Vancouver), WebMap (Abbotsford), Webmap (Chilliwack), WebMap (Mission), CityMAP (City of North Vancouver), Meadows Mapview (Pitt Meadows), PoCoMap (Port Coquitlam), ViewPort (Port Moody) and WESTMap (West Vancouver) open behind a terms-of-use screen. QtheMap (Coquitlam), COSMOS (Surrey), RidgeView (Maple Ridge), GEOweb (District of North Vancouver) and WROMS (White Rock) open without one.
Does the free check cover Maple Ridge, Abbotsford or the other nine cities listed after Vancouver?
Not yet. It is open in Burnaby, Coquitlam, Delta, Langley City, Langley Township, New Westminster, Richmond, Surrey and Vancouver. For Maple Ridge, the District of North Vancouver, White Rock, Abbotsford, Chilliwack, Mission, the City of North Vancouver, Pitt Meadows, Port Coquitlam, Port Moody and West Vancouver, this page gives the City’s own map and zoning bylaw, and the free check says it is not open there yet.
Is the zone shown on a City's map the final word?
No. The Cities publish these maps for reference. Delta’s terms say all zoning should be confirmed with its Development department; Vancouver calls its Digital Zoning Map a convenience version whose data may not be current when you look; the Township of Langley says GeoSource property details are for reference only. Before anything is built, it is the City that confirms the zoning.
Why can’t the free check read a Richmond lot?
Richmond publishes no parcel-level zoning feed, so the check answers from Richmond’s rules rather than from a read of the specific parcel, and says so on the result. RIM is where a Richmond lot’s zone is published.
